Before you are allowed to submit an offer, you must view and complete a basic inspection of the property at our pre-determined access date and time. Generally, there is just one opportunity for this access. This is not a formal inspection, it is about a 15 minute walk-through of the property. No sewer scopes or second inspections are permitted, ask if an exception is needed.
We tend to work with people looking for investment properties who are paying cash and who can close quickly. However, if you are pre-approved with a private money or hard money lender and can close quickly, we'll consider all offers. In most cases, no inspections or appraisals are allowed before you close on the property. Check with your private or hard money lender to see if this is an issue prior to submitting an offer.
All properties are sold in as-is condition. Sellers are allowed to leave anything they want in the home, so it is best to be prepared with a dumpster and clean out service. Properties may or may not be vacant. See property details for additional information.
In the HomeTrust app, click on the available property you would like to make an offer on. Click on the PLACE AN OFFER button when the property is accepting offers. This is a short window of time after access, normally less than 24 hours. You must have attended an access to place your offer.
We do not allow properties to be tied up. The Non-Refundable Earnest Money Deposit and a signed contract are due within 4 hours of us selecting the buyer.
