Property Overview
🏡 Property Description
26XX Jasmine St | Denver, CO 80207
3 Bed | 2 Bath | 1,915sf | 6,200sf | Built 1908
Located in Park Hill in the good part of a top Denver Neighborhood
Trust me you need to look at these pictures and come see this cool house. Deeply discounted deal in Denver’s hot South Park Hill where inventory is tight and demand is high. Almost a log cabin mountain style house with lots of unusual, but not in a bad way, upgrades.  There is 1915 sf with vaulted ceilings, double-sided fireplace, 2 lofts (one of which you would likely enclose to make a bedroom) plus a sauna.  Plan to bring your creative person with you because keeping the best of this house and using the massive fix budget to transform the kitchen, bath and bedroom spaces will get you a really desirable end product.
Built in 1908 on a 6200sf corner lot built on the alley it already features a beautifully fenced private yard, storage shed, and is across 26th from a big park with community gardens. Inside, the home has vaulted ceilings, skylights, lots of nice custom woodwork, and a double-sided fireplace that adds charm and separation between the two living areas.
🧩 What Makes This a Deal
- It’s so different from the average Denver house that can really be leveraged for the buyer who is tired of seeing the same old flips.
- It is highly discounted in a low-inventory, top-tier neighborhood.
- Vacant and ready to close, no tenant issues, no contingencies from seller.

Neighborhood: Located in one of Denver’s most sought after neighborhoods, this area of Park Hill offers a prime, walkable location with easy access to the community’s best amenities. Just blocks from local favorites at 23rd and Kearney and the vibrant scene at 28th and Fairfax. With quick access to downtown Denver and major highways, commuting is simple and efficient. The local real estate market remains strong and competitive, with just 2.5 months of inventory and a median of only 25 days on market making this a highly desirable place to flip. This will be a really desirable product if you use the full budget or just clean it up and relist as the very lowest priced house in the area.  Spend $60k instead of $150k and pocket the profit.
Video Walkthrough
The scope of work for this project includes a full exterior and interior renovation of a 1915sf property on a 6200sf. lot. We estimate about a $150k fix. Exterior work will involve replacing the roof, updating all original windows, and replacing two doors. The entire exterior will be repainted, and the yard, currently in poor condition, will be addressed with significant landscaping improvements. A fenced patio and storage shed are present on the lot, and no additional concrete or garage work is planned. There is structural work needed, already quoted and budgeted for. Yes it’s a big budget but everything will be new and desirable.
Total Budget: $150,000
3 Bed, 2 Bath, 1915 sq ft renovated house with modern finishes in the Park Hill neighborhood.
Either clean up and relist low or do $150k remodel for an $800k exit with everything high end and new.
Closing is scheduled for 06/13/2025.
Closing is scheduled on June 13, 2025
3 Beds, 2 Baths, 1915 sf
2650 Kearney Street, Denver, CO 80207 Zillow
When you compare this comp you will notice half of the sf is in the basement and ours is all above ground. You can see why we have a big budget, nice houses here get a high sales price.
2645 Jasmine Street, Denver, CO 80207 Zillow
Sold for $1,005,000 | 4 Bed, 3 Bath, 2,001 Sq Ft
Sold 3/31/2025 for $1,005,000 serves as a compelling ARV benchmark for our project. This is located just a few houses apart and while this comp is a little larger it shows that adding a third bath and carving out some bedroom space can increase final sales price. Note we are not suggesting this house will sell for $1M, it is to demonstrate how conservative we have placed our ARV at only $775k
2380 Jasmine Street, Denver, CO 80207 Zillow
Sold for $1,000,000 on April 8, 2025 | 4 Bed, 3 Bath, 2,044sf
This comp is another excellent comparable for assessing ARV because it shows the added value of a 3rd bath. Both are located on the same street and share nearly identical lot sizes, and cater to the same buyer pool looking for upgraded homes.
2675 Kearney Street, Denver, CO 80207 Zillow
Sold for $770,000 on March 24, 2025 | 3 Bed, 2 Bath, 1,447sf
Sold 3/24/2025 for $770,000 is a lot smaller on the main level as half the sf is in the basement. This is included because it demonstrates what a fully renovated but smaller home sells for in the same neighborhood. While it’s significantly smaller than our subject, its sale price further supports the projected ARV range of $775k.
đź’ˇ Why This Comp Matters
-Smaller Footprint, High Price: At 468 sq ft smaller Kearney still pulled $770K+.
-Lot, Beds, Baths Match: Identical lot size, same number of beds/baths when done. Buyers are shopping similar functionality here.
-Modern Comfort vs. Character Potential: this comp on Kearney has central HVAC, new finishes, and modern design offers more architectural charm—vaulted ceilings, double-sided fireplace and with the massive fix budget you can make our subject even nicer and you will have an extra 500sf making $775k very easy to do.
