Nearly a quarter million dollar spread on this! Downtown Loveland flip ready for big profit. The house has solid bones,original woodwork, large scale windows and high ceilings giving character and a spacious feel. The budget is a whopping $130k to make this a quality end product. It’s a 3 bed 1 bath now, and if you review the comps it’s likely the biggest profit to convert an existing pantry and laundry room into a nice second bathroom and add a garage to this giant lot. The most ambitious investor might add an ADU on top of the garage, but it is NOT necessary to reach our expected ARV, but it is a very desirable location. Note the yard is already in good shape.
Enter through the enclosed front porch, which you will stage as home office, to the oversized living area with hardwood floors. Some sagging in the center might need a support post in the cellar. Cellar adds around another 300sf of storage cellar not included as part of our above ground 1008sf. Plan to jump the value when you add bathroom in existing laundry/pantry area where plumbing already exists and reposition the laundry into the closet of that bathroom.

The lot is enormous, you could add a garage on the side or in back of this corner lot.

Why $120k on a house that’s already in pretty nice shape? There are two answers.
First, you don’t have to spend it all. This house could be cleaned up and relisted with minimal work. It’s not trashed by any means and the lot and landscaping is in good condition.
Second, if you do spend on the normal things like HVAC, central AC, flooring, new kitchen, adding second bathroom and building a garage ($50k of budget dedicated just for garage leaving $80k for the house) you will be transforming the end product from a cute turn of the century house to the best remodel in the neighborhood. Plan on everything for the full remodel. Minor structural is observed and noted through the video and it appears to be pretty standard for an older property.

The end product of a fully remodeled house will be a 2 or 3 bedroom, 2 bathroom fully remodeled house with garage with close proximity to downtown and the lake. It will have charm and better curb appeal than the $505k sold comp.

This comp is the same as our proposed 3 bed 2 bath with 2 car showing the second bath adds nice value in the neighborhood so you need to add the second bath. Note NOT everything is new and remodeled on this comp. It appears they did a solid remodel around 10 years ago, but the bathrooms and ceramic tile are not modern- but this is a nice house.

This 2 bed 1 bath is only 770sf above ground and is active for $495,000 1,032 sqft. Our finished product has over 1000sf main level and will be 3 bedroom 2 bath with 2 car garage highlighting our end product likely sells over $505k similar to Jefferson but we have ARV conservative at $495k. We have not counted the roughly 300sf in cellar that our subject property also has.
