Why $120k on a house that’s already in pretty nice shape?  There are two answers.

Our finished product has over 1000sf main level and will be 3 bedroom 2 bath with 2 car garage highlighting our end product likely sells over $505k similar to Jefferson but we have ARV conservative at $495k. We have not counted the roughly 300sf in cellar that our subject property also has.
