Janky, only 1588 (smaller sf than our subject) in far worse layout spread across three levels with a house located on the less desirable back of the front yard, this comp has some nice improvements but is not a full remodel and it is less desirable. Note the $605 was several months ago so we reduced ARV on this to $587k, this neighborhood has remained steadier than others in the metro. We expect ARV can exceed this due to our superior layout and slighly larger existing sf. Consider converting our attached garage to a master en suite and build a simple 2 car garage on the large corner lot to bump your ARV into the high $600s. The neighborhood supports larger houses at higher price points up to $1M.
