This sold a month ago with an interesting mix, they just updated kitchen and bath and did paint and carpet but they didn't really do much else. They left popcorn ceilings! The basement is technically finished but they didn't add a bed or bath to keep the price down. So to copy this you could just finish the exterior walls in the basement and add flooring and have "finished" sf be really high but the cost be really low.
