With $10,500 in concessions, the net purchase price was $269,500. While the kitchen is similar with stainless steel appliances and updated cabinets like our subject, it’s missing a backsplash and sits on granite countertops, which are nice, but not a huge upgrade. More importantly, it’s a full 480 sq ft smaller than the subject property, and it was sold as-is with a more dated interior overall.
Once the subject property gets new flooring, fresh paint, and updated bathrooms, it will be far more desirable than this comp. The comp helps show just how much value is sitting in the subject property for investors looking for a quick turnaround with strong return on investment.
