  • owned or controlled by HomeTrust (Side B) directly.

HomeTrust does not provide legal, tax, financial, or real estate brokerage advice.

 

3. Relationship of the Parties — No Brokerage, No Agency

HomeTrust LLC and ClearSale operate solely as principals in real estate transactions.

Unless expressly stated in a written agreement:

  • HomeTrust LLC is not a licensed real estate brokerage.

  • HomeTrust LLC does not act as an agent, representative, intermediary, or fiduciary for any seller, buyer, or investor.

  • No agency, fiduciary, or brokerage relationship is created by submitting property information, viewing Website content, or communicating with the Company.

Operational structure:

  • ClearSale (Side A) executes all legal documents when acquiring properties.

  • HomeTrust (Side B) executes all legal documents when selling, assigning, or disposing of properties to investors.

  • Investor funds may be used to complete the acquisition or may flow directly to the seller in assignment or flow-through structures.
    In all cases, HomeTrust and ClearSale act as principals, not brokers.

All discussions, evaluations, and communications are non-binding until a written agreement is executed.

 

4. No Guarantee of Offer, Value, or Closing

HomeTrust LLC does not guarantee:

  • that any property submitted will receive an offer

  • that any offer will reach a specific value

  • that a transaction will close

  • that Website information reflects final pricing, terms, or availability

All offers and transaction terms are made at the Company’s sole discretion.
